New in Langenselbold: the multifunctional green business park HubOne
The business park in Langenselbold is already the fourth new HubOne in the Hanau area. After Hanau-Steinheim (2022), Hanau city on the former Goodyear site (2023) and Rodgau (2024), Langenselbold is the largest HubOne in the region to date, and like the three other HubOne business parks, a magnet for new companies settling in the area.
On a plot of roughly 40,000 m² on Robert-Bosch-Straße, two modern buildings with a total area of around 22,000 m² have been built for production, warehousing, service and offices.

Opening of a modern pharma hub in Weiterstadt
Thanks to the excellent cooperation with the city of Weiterstadt, a new temperature-controlled pharma centre by MultiPort Weiterstadt has been created for pharmaceutical customers from the region. “Weiterstadt is one of the economic engines of southern Hesse. We are proud of the more than 9,000 jobs in our business parks. Nevertheless, we must proceed carefully when designating new commercial areas,” said the mayor of Weiterstadt, Ralf Möller. He continued: “Business parks displace nature. That’s why I’m truly delighted with MultiPort Weiterstadt. Here, an existing site with old buildings was transformed into a state-of-the-art warehouse. That’s an intelligent expansion of the business park without extending into new land.”

A new, green business park is being built in Langenselbold
Thanks to excellent cooperation with the city of Langenselbold and the approval authorities of the Main-Kinzig district, a HubOne business park is being built – sustainable and energy-efficient.
“The building permit for HubOne has now been granted. I’m pleased that our city was able to provide a local company with an excellent expansion opportunity so quickly and without red tape. My thanks to everyone involved,” said Mayor Timo Greuel at today’s groundbreaking ceremony.

What topics are currently occupying you most as managing director of Facility Management?
The most important topic is digitalisation, from automation through to the use of modern robotics. Even in building cleaning, we face the challenge of rethinking our concepts. The second topic is sustainability. And the third topic, we see as the feel-good factor.

Mr Fäth, you are currently building a business park in the Main-Kinzig district. What sets this property apart?
It’s sustainable, energy-efficient and very flexible. On the 40,000-square-metre plot, everything can be combined: office, service, production, warehousing. Thanks to this flexibility, our buildings remain usable in the long term, even after a change of tenant. The ecological concept also pays off, not only for the tenant, but for the municipalities too. We place value on aesthetic design, use intelligent building technology and take social aspects into account, such as creating pleasant working environments.

Converting unused office space into mixed-use buildings offers synergy effects for the people and companies based there. When working and living – i.e. work-life balance – are closely interwoven, this saves cost and time. A win-win situation for everyone involved.
What concepts do you pursue to turn commercial properties into living space?
There are several strategies for repurposing office and retail space. These include creating so-called micro-units. The modular approach of co-living spaces, inspired by the idea of shared flats, is another. From our point of view, however, the most future-oriented solution is to convert commercial properties into mixed use, i.e. a combination of living and working.

A design like Tesla’s
A business park is to be built on a disused site of a Dunlop tyre factory in Hanau – creating 300 new jobs. The energy balance is also intended to be positive.
A new business park is being built in Hanau, where around 300 people are expected to find work in the future. The site is a no-longer-used part of the former Dunlop-Goodyear Tires factory grounds. According to the city, the tyre manufacturer sold the site to Hubone Real Estate GmbH, a company of the Fäth group. According to company founder Frank Fäth, the aim is to realise a hitherto unique concept for a sustainable and forward-looking business park.
